What the Atmosphere Collection is

The Biltmore Residences Sufouh divides its 44 floors into two collections. Floors 1 to 38 are the Signature Collection of 1 and 2 bedroom apartments. Floors 39 to 44, the top six, are the Atmosphere Collection, and they hold only the 4 bedroom penthouses. The project's own description of the collection is brief and this page keeps to it: the penthouses occupy the highest part of the tower, they are the largest residences in it, and their views are of the Arabian Gulf, Palm Jumeirah and the Dubai skyline.

The penthouse

One layout: four bedrooms over approximately 4,820 sq ft, delivered fully furnished as a branded residence. The interiors are by Gary Green Studios, with Miele and Teka appliances in the kitchen. Construction of the tower is approximately 90% complete and handover is scheduled for Q4 2026.

The site publishes no plan images, and a penthouse on floor 39 is not the same drawing as one on floor 44, so the dimensioned plan for each available penthouse comes from the sales team with its floor, orientation and exact area. The price, worked through

Penthouses start from AED 27,000,000. As with every residence in the tower, the figure for a particular unit depends on its floor and view, so the arithmetic below uses the starting price and is approximate.

  • Per square foot. AED 27,000,000 over about 4,820 sq ft is roughly AED 5,600 per square foot, a derived figure that moves with the exact area and the price of the specific unit.
  • Service charge. At 24 to 26 AED per sq ft a year, 4,820 sq ft carries an annual charge of AED 115,680 to AED 125,320, about AED 9,640 to AED 10,440 a month, for the upkeep and staffing of the building and its shared amenities.
  • Dubai Land Department fee. 4% of the starting price is AED 1,080,000, plus administrative charges of roughly AED 4,700 to 5,500, paid separately from the price; the payment plan page sets out how the fee sits alongside the plan.
A caution on the figures. Service charge rates are set by the building each year and transfer fees by the Dubai Land Department, and both can change. Verify the current numbers with the sales team and the DLD before relying on them; this page is general information, not legal or tax advice.

How the purchase is structured

Three points, each covered in full elsewhere on this site.

  • The 20 / 10 / 10 / 60 payment plan applies to the penthouses as it does to the apartments, which on the starting price means AED 5,400,000 at booking and 60% paid after the keys are handed over: the plan in full.
  • Al Sufouh is a freehold area, the purchase is registered with the Dubai Land Department through an Oqood certificate, and payments go into a RERA-regulated escrow account: the buyer's guide.
  • At AED 27,000,000 the price is above the AED 2,000,000 threshold for the property route to the 10-year Golden Visa; eligibility depends on the buyer and on the rules at the time, and this is not a promise of a visa: the conditions.

What to ask for before reserving

At this price the questions are the same as for any residence in the tower, but the cost of a loose answer is higher. Before paying the booking stage, have these in hand:

  • The dimensioned plan of the specific penthouse, with its floor and orientation marked and the basis of its area stated.
  • The inclusion list: the furniture, fittings and appliances that come with the unit, attached to the sales agreement.
  • The payment schedule with dates and dirham amounts for that unit, and the answer to when the title deed is issued.
  • The project's escrow account details and Dubai Land Department registration, and the Oqood certificate once the booking is made.
  • The current service charge rate, and how the annual charge will be calculated for the unit.

Seeing the penthouses

A private presentation can be arranged in Dubai or by video for a buyer overseas. Construction is approximately 90% complete; ask the sales team what can be viewed in person at this stage and what is shown through plans and renders. Ask, too, for the current list of available penthouses with floor, orientation and price, since the number available is not published and changes; the availability page explains why.

Questions penthouse buyers ask

Is the penthouse sold furnished?

Yes. It comes furnished like the rest of the tower: Gary Green Studios interiors, Miele and Teka kitchen appliances.

Can a penthouse be bought from outside the UAE?

Yes. Foreign nationals can own outright in Al Sufouh, and the enquiry, reservation, agreement and registration can be handled remotely; the buyer's guide walks through the steps and the documents.

How many penthouses are left?

The count is not published here because it changes. The sales team will tell you what is available on the day you ask.
