Where is Biltmore Residences Sufouh?

On Sheikh Zayed Road in Al Sufouh 1, Dubai, between Dubai Marina and Burj Al Arab, with Palm Jumeirah and Mall of the Emirates a few minutes away. The postal address is Sheikh Zayed Road, Al Sufouh, Al Sufouh 1, Dubai.

What is Al Sufouh like as a place to live?

Al Sufouh is a coastal neighbourhood that sits directly on Sheikh Zayed Road, so Downtown Dubai, Dubai Marina and Palm Jumeirah are all a short drive along one road, and the tower has sea views. It is a designated freehold area. Dubai Internet City and Dubai Media City, two of the city's employment centres, are about five minutes away, which matters to residents who work there and to owners who let their apartment.

Is public transport close by?

Yes. Mashreq Metro Station is about two minutes from the tower, and Sheikh Zayed Road, the main road through the city, runs past the front door.

Are there schools, hospitals and offices nearby?

Yes. Dubai Knowledge Village, the American School of Dubai and Al Zahra Hospital are close by, and the business districts of Dubai Internet City and Dubai Media City are about five minutes away by car. Other approximate drive times from the tower: Dubai Marina and Al Sufouh Beach about 7 minutes, Burj Khalifa and Dubai Mall about 15.

What are the views?

Depending on the residence and the side of the tower it faces: the sea, with Palm Jumeirah and Burj Al Arab; Dubai Marina; the Downtown skyline; or Sheikh Zayed Road. Upper floors see further. Ask the sales team which views are available on the floors you are considering.

The residences

What is in the tower, how the apartments are delivered and what the brand name means in practice.

What types of residences are there?

Two collections in a 44-floor tower: the Signature Collection, floors 1 to 38, with the 1 and 2 bedroom apartments, and the Atmosphere Collection, floors 39 to 44, with the 4 bedroom penthouses. The 2 bedroom is about 1,266 sq ft and the penthouse about 4,820 sq ft. The 1 bedroom, approximately 756 sq ft, has sold out.

Are the apartments furnished?

Yes. Each apartment comes fully furnished: the interiors are by Gary Green Studios, the kitchen appliances by Miele and Teka, and the dishwasher, oven, cooktop and fridge are included. An owner or a tenant can move in as soon as the keys are handed over.

Do the apartments have smart home technology?

Yes. Each residence is fitted with smart home controls for lighting, temperature and security.

What does branded residence mean here?

The tower carries the Biltmore Hotels & Residences name. In practice that means residences finished and furnished to a hospitality standard, with 5-star serviced-residence facilities and services in the building: a concierge, valet parking, a wellness club and the rest of the amenity list below, maintained to the brand's standards.

Amenities, services and daily life

The shared facilities, the services that come with a serviced residence, and the practical questions about parking, pets and security.

What amenities are there?

An Olympic-size swimming pool and a kids' pool, a jacuzzi, a gym and health club, a wellness club, a business centre, a paddle tennis court, a Zen garden, a BBQ area and a smart clinic. Services include a concierge, valet parking and 24-hour security.

What services does the building provide day to day?

Hotel-style services: a concierge, valet parking for guests, 24-hour security, and the wellness and leisure facilities listed above. The service charge, 24 to 26 AED per sq ft a year, pays for the upkeep and staffing of all of it; on a 1,266 sq ft 2 bedroom that is roughly AED 30,000 to 33,000 a year at current rates.

How secure is the building?

The tower has 24-hour security, CCTV monitoring and a smart access system.

Is there parking?

Yes. Every residence comes with dedicated parking, and there is valet parking for guests and visitors.

Are pets allowed?

Yes. The building is pet-friendly, with designated areas and open outdoor space for owners with pets.

Prices, payment and ownership

What are the starting prices?

2 bedroom residences start from AED 3,093,000 and 4 bedroom penthouses from AED 27,000,000; the 1 bedroom is sold out. Buyers paying in full upfront start from AED 2,300,000. Every unit is priced by its size, floor and view, so most sit above the starting figure, and prices and availability change without notice. The sales team confirms the current position on request.

What is the payment plan?

20% on booking, 10% during construction, 10% on handover in Q4 2026, and the remaining 60% after handover, paid in eight instalments of 7.5% every six months over four years. Most of the price is therefore paid after you have the keys. The Dubai Land Department transfer fee of 4% is paid separately from the plan.

Is it freehold?

Yes. Al Sufouh is a designated freehold area, so the residences are sold freehold: the buyer owns the unit outright, registered in their own name with the Dubai Land Department, with no time limit, and can sell it, let it or pass it on.

Can I buy from outside the UAE?

Yes. Foreign nationals can buy, own, let and sell freehold property in Al Sufouh, and the reservation, sales agreement and registration can all be handled without flying in. An off-plan purchase is registered at the Dubai Land Department under an Oqood certificate, and every payment goes into a RERA-regulated project escrow account.

What are the investment arguments?

The ones buyers usually cite: no annual property tax and no capital gains tax on property for individuals in Dubai; a freehold title; a location on Sheikh Zayed Road near two employment centres, which supports tenant demand; a fully furnished unit that can be let as soon as it is handed over; and a payment plan that leaves 60% of the price to be paid after handover. Whether the numbers work depends on the specific unit, its service charge and the rent it achieves.

Will the value go up?

Nobody can promise that, and this website does not. What can be said is that the tower is a branded building in an established freehold location with a limited number of residences, and that Dubai recorded a record year of property sales in 2025. Can the apartment be rented out, and is there a management service?

Yes on both counts. Owners can let their residence, and professional rental and property management services are available for owners who live abroad or would rather not manage a tenant themselves. Ask the sales team for the terms.

Construction, the developer and viewing

How far the building has come, who is building it, and how to see it.

How far along is construction, and when is handover?

Construction stands at approximately 90%, a figure the project says has been verified by the Dubai Land Department. Handover is scheduled for Q4 2026.

Who is the developer?

Can I view a show apartment?

Yes. Show apartments and a sales suite can be visited by private appointment, and a presentation can be given by video for buyers overseas. Construction is at about 90%, so ask what can be seen in person at this stage and what is shown through plans and renders.
