Where the tower actually stands, what is around it, who lives and works nearby, and why the address works both for an owner who lives there and for one who lets.

Where Al Sufouh is

Al Sufouh is a coastal neighbourhood on Dubai's shoreline, between Dubai Marina and Burj Al Arab, with the Arabian Gulf on one side and Sheikh Zayed Road on the other. Sheikh Zayed Road is the city's main artery. It runs the length of Dubai and links the districts an overseas buyer will already have heard of: Downtown Dubai and Burj Khalifa to the north-east, Dubai Marina to the south-west, Palm Jumeirah offshore to the west.

The Biltmore Residences Sufouh stands directly on Sheikh Zayed Road in Al Sufouh 1. The postal address is Sheikh Zayed Road, Al Sufouh, Al Sufouh 1, Dubai, and the tower is marked on the map below at 25.1088 N, 55.1803 E.

Al Sufouh is a designated freehold area, so foreign nationals can own property here outright, registered in their name with the Dubai Land Department. That is not true of every district in the city and is one of the first things to check about any location.

What surrounds it

Landmarks. Palm Jumeirah, the man-made island, lies offshore to the west. Burj Al Arab, the sail-shaped hotel, is up the coast to the north. Mall of the Emirates, with its shopping and Ski Dubai, is a short distance inland. Dubai Marina, the waterfront district and canal, is about seven minutes to the south-west, and Downtown Dubai, the Burj Khalifa district, about fifteen minutes to the north-east along Sheikh Zayed Road.

Work. Dubai Internet City and Dubai Media City, two of the city's main business hubs, are about five minutes away. Dubai Knowledge Village is also close by. For anyone employed in those districts, Al Sufouh is one of the nearest residential addresses.

Schools and healthcare. The area is close to the American School of Dubai and Al Zahra Hospital.

Transport. Mashreq Metro Station is about two minutes from the tower, and the building has direct access to Sheikh Zayed Road and the major highways. In practice that means a resident can reach most of the city without changing roads, and a tenant without a car has the Metro about two minutes away.

Beach. Al Sufouh Beach is about seven minutes away.

Who lives and works here

Dubai's population passed 4 million in August 2025, is growing at about 6.1% a year, and is roughly 92% expatriate. Those newcomers choose where to live mainly by where they work and how they get there, and Al Sufouh's position explains the people it attracts.

Professionals employed at Dubai Internet City and Dubai Media City, five minutes away, are the obvious group. Families are drawn by the American School of Dubai, Al Zahra Hospital and the beach. Owners who split their year between Dubai and another country value a furnished, serviced building on the main road with the Metro nearby, because it can be left and returned to without arrangements.

The wider market context comes from the Dubai Land Department's full-year 2025 data: about 214,900 sales worth roughly AED 682.5 billion, up about 18.8% in number and 30.7% in value on 2024, with the largest groups of foreign buyers being Indian, British, Chinese, Saudi and Russian nationals. Why the location works for an end user

For someone who intends to live in the tower, the case is about daily life rather than statistics.

  • The view. Many residences have sea views towards Palm Jumeirah and Burj Al Arab, and the upper floors look across to Dubai Marina and the Downtown skyline. Sheikh Zayed Road itself is part of the view from the front.
  • The commute. Internet City and Media City in about five minutes, Downtown in about fifteen, and the Metro two minutes away for days without the car.
  • The weekend. Al Sufouh Beach and Dubai Marina in about seven minutes, Mall of the Emirates a short drive inland, and Palm Jumeirah across the water.
  • The building. Every residence is fully furnished, with interiors by Gary Green Studios and Miele and Teka appliances, so moving in does not start with buying furniture. Amenities include an Olympic-size swimming pool, a kids' pool, a jacuzzi, a wellness club, a business centre, a paddle tennis court and a BBQ area.

Why the location works for a tenant, and therefore a landlord

A landlord's return depends on a tenant's choices, so it helps to think like one. Tenants in Dubai pay for a short commute, a Metro station, a furnished unit they can move into with a suitcase, and a building whose facilities they would otherwise pay for elsewhere. Al Sufouh offers all four to people working in the nearby business districts.

What this page will not do is promise a return. The city-wide average gross apartment yield was approximately 7.0% in 2025 (Dubai Land Department, full-year 2025, approximate), but that is a gross figure across every district and unit type. Net yield on a specific unit subtracts the service charge, which at The Biltmore Residences Sufouh is 24 to 26 AED per sq ft, roughly AED 30,000 to 33,000 a year for a 1,266 sq ft 2 bedroom at current rates, as well as any weeks without a tenant, management and repairs. Do that arithmetic on the unit you are considering, not on the city average.

The structural point stands regardless of the number: an address between two employment hubs and the city's main road, with a Metro station about two minutes away, is the kind of location tenants look at first.

The tower itself

The Biltmore Residences Sufouh is a 44-floor branded tower. The Signature Collection occupies floors 1 to 38 with 1 and 2 bedroom apartments; the Atmosphere Collection on floors 39 to 44 holds the 4 bedroom penthouses. The 1 bedroom, about 756 sq ft, is sold out. The 2 bedroom, about 1,266 sq ft, starts from AED 3,093,000. The 4 bedroom penthouse, about 4,820 sq ft, starts from AED 27,000,000.

Construction is approximately 90% complete and handover is scheduled for Q4 2026. The payment plan is 20% on booking, 10% during construction, 10% on handover and 60% after handover in eight instalments of 7.5% over four years. Practical notes for an overseas buyer

Because Al Sufouh is a freehold area, the buying process is the standard one for foreign nationals: registration with the Dubai Land Department, a transfer fee of 4% of the price plus administrative charges of roughly AED 4,700 to 5,500, and, for an off-plan purchase, payments into a RERA-regulated escrow account and an Oqood certificate.
